How does purchasing a property from your site work?
Our process is simple and streamlined. First, you find a property that interests you on our website. Once you’ve selected a parcel, we’ll move forward by getting the agreement under contract electronically through a secure document-signing platform. After that, the closing is handled by a reputable local title company, ensuring a smooth and efficient transaction from start to finish.
Are you a real estate agent?
We are not real estate agents! In our experience, adding extra parties to a transaction only increases the cost. We only sell properties that we actually own or have an agreement to purchase. We are not a listing service for other land owners.
Can you help me find a specific kind of property?
Each situation is unique, and we’re constantly acquiring and selling new parcels of land. If you don’t see exactly what you’re looking for on our website, don’t hesitate to reach out. We can add you to our buyers list, so you’ll be among the first to know when new properties that match your criteria become available.
Can I build on my property? What about an RV, mobile home, etc?
Each property we sell is different. While we disclose all the information we know about each property (including zoning), each county has different building requirements and restrictions. If you have specific questions, please contact the county planning and zoning department. But in most cases, you can use an RV, go camping, hunting, or hiking, raise animals or crops, etc
Are their any hidden fees when buying land from you?
We believe in full transparency, so there are no hidden fees when purchasing land from us. While there may be closing costs and other fees associated with the transaction, these will always be clearly outlined and agreed upon in advance. Our goal is to provide a straightforward and transparent experience for every customer.
Why are your properties so affordable?
We are able to offer properties at prices significantly below market value because of our unique buying strategy. We specialize in acquiring undervalued land and then selling it to the right buyers at a competitive price. By focusing on this approach, we can pass the savings directly to our customers, making land ownership more accessible.
How do I know if this is a safe way to purchase property?
Real estate transactions have traditionally been done in person, often involving agents, attorneys, and title companies. We follow the same trusted process, ensuring every transaction is handled securely and professionally. If you’re purchasing from a remote location, we offer the option to close with a mobile notary or a local notary in your area. All transactions are properly insured, and we guarantee your satisfaction throughout the process.
Does the property I’m interested in have access to water, sewer, power, or other utilities?
We disclose everything we know about each property we sell, but sometimes we can’t cover everything. In that case, it’s best to call the county directly, give them the APN, and ask the county clerk your question. A lot of our properties are in rural areas and do not have ready access to municipal utilities. Some of our parcels have electricity at the lot or nearby, but please verify any information with the county.
How does owner financing work?
Owner financing allows you to spread the cost of the property over time. After making a down payment at closing, you’ll make monthly payments based on the agreed-upon mortgage terms. Once the full amount is paid off, we’ll record the deed in your name and send you a copy. It’s a simple and flexible way to buy property, giving you the opportunity to enjoy your land while paying for it.
Are there any additional fees with owner financing?
In addition to the regular monthly payments for the property, there is a $50 monthly note servicing fee and a one-time attorney fee for drafting the necessary documents. Beyond that, you will be responsible for paying any property owner association (POA) dues and property taxes. These fees are clearly disclosed, so there are no surprises during the process.
